Planning Board Shorts, March 22
• Benfield Farms – South Street Scenic Road Public Hearing. The Planning Board will hold a Scenic Road Public Hearing to consider a request by The Neighborhood of Affordable Housing (NOAH) development firm for authorization to remove approximately five trees within the right-of-way adjacent to the town’s Benfield Land on South Street. This will provide driveway access and suitable sight distance for the proposed Benfield Farms senior housing development. At the driveway locations a portion of stone wall will be removed and other stone wall portions will be renovated. The trees and driveway locations are “flagged.” The hearing is scheduled for 7:45 p.m. on April 12.
• Greystone Crossing – Common Driveway Trillium Way. Having received confirmation from its consulting engineer Landtec, the Board certified that special permit conditions #16 (Conservation Cluster) and #9 (Common Driveway) have been satisfied. This will permit the developer to complete Trillium Way in Greystone Crossing (Cross Street), and to allow building permits to be issued for lots served by that road.
• Zoning Bylaw Changes Public Hearing. Relevant to residents’ access to the National Flood Insurance Program, the Board will hold a public hearing on two proposed changes to the Zoning Bylaws. The meeting is scheduled for 8:30 p.m. on April 12.
Addition of Section 5.2 would establish a “Wetland/Flood Hazard District.” A revision of Section 2.2 would define the new district as an overlay district consistent with flood hazard areas defined on the Middlesex County Flood Insurance Rate Map and a related study, both to be published June 4, 2010. ∆
