Shorts from the Planning Board, Mar. 13

· Greystone Crossing, off Cross Street, public hearing. Awaiting completion of review of the drainage plan for the conservation cluster by its consultants (LandTec) the board voted to continue the public hearing at 8:45 p.m. at the March 27 meeting. A question to be resolved is whether the board should place as one of its Order of Conditions a review of detailed grading on individual lots. This could be a consideration if an engineering review suggests that subsequent grading on individual lots could compromise the effectiveness of the overall drainage plan.

· Banta-Davis athletic facilities. Reviewing administrator George Mansfield's draft letter of endorsement to the Selectmen for Banta-Davis Phase 2, the board made several modifications. Included were suggestions that "standard trees" shown on the landscape plan should not be placed to block vehicle access to the school water treatment facility. A more emphatic recommendation was added to provide "adequate screening" of parking areas from the cemetery and abutters.

· Wilkins Lane. In anticipation of presenting Wilkins Lane, located off Kimball Road, to the Annual Town Meeting for acceptance as a town way, the Board of Selectmen requested that the Planning Board verify that Wilkins Lane had been built to subdivision standards. The board voted to notify the Selectmen that a certificate of completion had been issued by the board on February 14, 2005.

· Inclusionary zoning and/or open space residential design. In order to accommodate a working meeting with board consultant, Edith Netter (Edith Netter and Associates), the next Planning Board meeting will start at 7 p.m. on March 27.
